How is a rent roll valued in Australia?

Buyers start from your annual management income, adjust it for fee discounts, landlord concentration, arrears and attrition, and only then apply a multiplier. In most Australian metro markets that multiplier currently sits somewhere between roughly 2.3× and 3.1× adjusted income, and where your roll lands in that band is shaped by its health, not its size.

Does Rent Roll Pulse give me a valuation?

No. Rent Roll Pulse gives you a health score, an indicative value estimate and an estimated multiplier from about 15 numbers you already have in your property management software, in around five minutes. It is an indicative estimate to plan and track against, not a formal valuation: if you are selling or refinancing you will still need a registered valuer or broker.

What is a rent roll health check?

A monthly measurement of the 15 numbers that shape profit and rent roll value: growth, revenue and profitability, risk and compliance, and the quality of the rent roll. Each one is scored, compared with agencies of a similar size and region, and tied to a goal, so you can see exactly which numbers to move. It is checked every month, not just the year you sell.

What is a good management fee in Australia?

Fees vary by state and market, so there is no single national figure. What matters is whether your average fee sits at or above the band in your market: the rolls sold at the top of the multiplier band in the last 24 months all had fees at or above market, while a 0.5% discount on 200 properties costs about $28,000 a year and roughly $84,000 of sale value at a 3× multiplier.

What arrears rate should a healthy rent roll have?

Two per cent is the ceiling of healthy. Arrears that stay above 2% are a symptom of something structural, usually application screening or low direct-debit adoption, rather than a phone-call problem.
